Real Estate News recently recognized how ERA King Real Estate has become a true agent of change through the establishment of the King Team Foundation, a transformative initiative that redefined the role of a real estate company in its community. Inspired by the values instilled by founder Jack King, ERA King’s commitment to making a difference evolved into a structured and impactful philanthropic force. Riding the Wave: Mortgage Rates Take a Dive and the Evergreen Appeal of Real Estate Investment

In a recent financial whirlwind, mortgage rates have orchestrated a remarkable descent from 7.09% to an inviting 6.62% in just the last two days. As we celebrate this favorable market movement, it’s an opportune moment to not only appreciate the immediate impact on homeownership but to also underscore the enduring importance of real estate as a rock-solid financial investment. Source: Mortgage News Daily

The Two-Day Plunge: A Cause for Celebration

The headlines speak volumes, and for good reason – a substantial drop in mortgage rates is a cause for celebration in the real estate world. In a mere 48 hours, the landscape has transformed, making the dream of homeownership more attainable and enticing than ever. It’s not just about numbers; it’s about the doors of opportunity swinging open wide for those eager to step into the real estate market.

Understanding the Context: Historical Perspective on Mortgage Rates

Before we dive into the significance of this drop, it’s crucial to put things in context. The rates experienced in 2020 and 2021 were not just low; they were historically so. This was a unique period, heavily influenced by the Federal Reserve’s actions during the pandemic. It’s a testament to the extraordinary circumstances that these rates were set in.

While some may yearn for the return of the 3% interest rates, it’s essential to acknowledge that the financial landscape doesn’t always echo our desires in the short term. Looking further back, even a glance at the rates in the fall of 2018, close to 5%, reminds us of the cyclical nature of the real estate market. Real Estate as a Financial Sanctuary: A Timeless Investment

Amidst the excitement of shifting rates, it’s crucial to recognize the timeless allure of real estate as a sound financial investment. It’s more than just seizing the moment; it’s about embracing a long-term strategy for financial prosperity.

The recent plunge in mortgage rates is undoubtedly an incentive for aspiring homeowners, but for real estate investors, it’s a golden ticket to strategic growth. As we ride this wave of opportunity, let’s not lose sight of the broader perspective.

Looking Forward: Realtor.com Economist’s Insight

Realtor.com economist Jiayi Xu shares a promising outlook, forecasting a gradual decline that could bring rates near 6% by year-end 2023. This projection positions the current scenario not just as a fleeting moment but as part of a larger trend that could shape the real estate landscape in the coming months.

Seizing the Moment and Building the Future

In the midst of this exciting financial shift, it’s not merely about the drop in rates; it’s about the narrative of possibility it weaves. Real estate is not just a transaction; it’s a journey towards financial stability and prosperity. Whether you’re a potential homeowner or a seasoned investor, now is the time to seize the moment and build a future anchored in the enduring appeal of real estate. The heart of Small Business Saturday on Calera Main Street!

Deidre Garcia, Alicia Anderson, Lisa Gurino at small business Saturday

We are thrilled to share the inspiring involvement of one of our own at ERA King Real Estate—Lisa Guarino. Lisa, a dedicated realtor and local business advocate, is bringing her passion for community to the forefront of this year’s festivities, and we couldn’t be prouder.

Small Business Saturday, an initiative close to her heart, encourages patrons to prioritize locally owned businesses after the Black Friday shopping frenzy. In Calera, this day holds a special place in the community, and Lisa Guarino has been instrumental in making it an even more remarkable occasion.

A resident of Calera for over 15 years, Lisa not only conducts business within the community but actively engages in initiatives that strengthen the bonds between residents and local establishments. As a valued member of the ERA King Real Estate family, Lisa truly embodies our ethos of being “Your Neighbor, Your Realtor!”

In her recent statement, Lisa highlighted the importance of supporting small businesses, stating, “This event is very important to me as a small business myself. When we work with buyers and sellers, we make sure they are connected to our neighborhood shops and services.”

Lisa’s commitment goes beyond words; she, along with her fellow ERA King Real Estate realtor, Alicia Anderson, is proudly sponsoring Santa Claus’s fourth annual visit to Calera. Their sponsorship seamlessly aligns with our commitment to fostering a vibrant community spirit, and we are excited to witness the joy they bring to our local families.

In Lisa’s own words, “We are thrilled about what’s ahead for our historic district and jumped at the opportunity to help out by sponsoring Santa. We have goodie bags planned, festive attire, and bells ready; it’s going to be a fun day for our community!”

The event, set against the backdrop of the Calera Courtyard pavilion—a testament to the community’s growth and development—is a reflection of the positive impact Lisa continues to make. Calera Main Street Executive Director Jackie Batson shared her enthusiasm, stating, “Our pavilion is the first new structure of Phase One of the Downtown Development Plan. While there is still some finishing work to be done, we are thrilled that we could use it for this event.”

We want to take a moment to celebrate Lisa Guarino’s commitment to supporting the local community and businesses. Her dedication not only makes her a successful realtor but also a beacon of community spirit. Lisa’s efforts are a shining example of the positive influence one person can have on the spirit and vitality of our community.

Thank you, Lisa, for embodying the values of ERA King Real Estate and making a meaningful impact in Calera.

Understanding Your Credit Score When Looking to Buy a Home

At this time in your life, you might be frustrated with paying high rent prices. You are ready to start building home equity and working towards owning a home of your own. However, you feel discouraged about your low credit score. You may not even really understand your credit score or credit report. At ERA King Real Estate, our in-house Lendello mortgage consultants have some tips for you on how to better understand your credit score and what factors affect it.

First of all, what exactly is a credit score anyway? A credit score is a number that helps a lender to predict how likely you are to make payments on time as well as repay your loan. FICO® scores range from 300 to 850. The higher your score the better your credit. If you have a low credit score, this will impact your ability to purchase a home.

There are several factors that help determine your credit score including your payment history, amounts you owe, the length of time you have been using credit, the types of credit you have, and any recent credits opened.

Payment HistoryNot making payments on time negatively impacts your credit score. If you always make your payments on time or earlier, this will improve your FICO® score over time.  Also, bankruptcy, judgements, and liens can result in not being able to qualify.

Amounts OwedIf you want to improve your credit, do not use anymore than 30% of your available credit. A debt to credit ratio of 30% or less  is ideal. Keep your debts paid down and manageable. You never want to max out credit cards and just make minimum payments as this will impact your credit worthiness in a negative way.

Length of Credit HistoryLenders want to see that you have an established credit history and that you have used credit responsible. A lender will evaluate how long you have been using credit, when you opened your first account and your most recent account, and the type of accounts you’ve opened. Remember, if you have no credit, you need to establish credit.

Don’t close out several credit accountsClosing accounts may actually negatively impact your credit score. It is much better to keep your old accounts, keeping them paid down, and paid on time or earlier. Remember, you don’t want unused accounts to go inactive so try to use them once every 6 months so your account doesn’t go inactive or end up closed by the issuer.

Check your ReportsIt’s important to check and report any errors found on your credit report. You can get a free copy of your credit report every 12 months upon request from either Equifax, Experian, or TransUnion.

If you feel like you’re at the point where you would like to start the process of purchasing a home, our in-house Lender, Lendello Mortgage, would be glad to discuss how to start the process for getting pre-approved for a home loan, provide more tips on ways to repair your credit, different financing options available, and much more.
