UCP (United Cerebral Palsy) of East Central Alabama is a nonprofit organization based in Anniston, AL. Its mission is to enhance the quality of life for people with disabilities and their families through various programs and services, such as early intervention, adult day habilitation, employment services, and community living. UCP of East Central Alabama is dedicated to advocating for individuals with disabilities and ensuring they have access to the resources and support they need to live fulfilling lives. ERA King has been a part of the UCP mission for the last 14 years. We couldn’t be more excited to be hosting our 12th Golf Classic. Hope to see you there!

Understanding Your Credit Score When Looking to Buy a Home

At this time in your life, you might be frustrated with paying high rent prices. You are ready to start building home equity and working towards owning a home of your own. However, you feel discouraged about your low credit score. You may not even really understand your credit score or credit report. At ERA King Real Estate, our in-house Lendello mortgage consultants have some tips for you on how to better understand your credit score and what factors affect it.

First of all, what exactly is a credit score anyway? A credit score is a number that helps a lender to predict how likely you are to make payments on time as well as repay your loan. FICO® scores range from 300 to 850. The higher your score the better your credit. If you have a low credit score, this will impact your ability to purchase a home.

There are several factors that help determine your credit score including your payment history, amounts you owe, the length of time you have been using credit, the types of credit you have, and any recent credits opened.  

Payment HistoryNot making payments on time negatively impacts your credit score. If you always make your payments on time or earlier, this will improve your FICO® score over time.  Also, bankruptcy, judgements, and liens can result in not being able to qualify.

Amounts OwedIf you want to improve your credit, do not use anymore than 30% of your available credit. A debt to credit ratio of 30% or less  is ideal. Keep your debts paid down and manageable. You never want to max out credit cards and just make minimum payments as this will impact your credit worthiness in a negative way.  

Length of Credit HistoryLenders want to see that you have an established credit history and that you have used credit responsible. A lender will evaluate how long you have been using credit, when you opened your first account and your most recent account, and the type of accounts you’ve opened. Remember, if you have no credit, you need to establish credit.

Don’t close out several credit accountsClosing accounts may actually negatively impact your credit score. It is much better to keep your old accounts, keeping them paid down, and paid on time or earlier. Remember, you don’t want unused accounts to go inactive so try to use them once every 6 months so your account doesn’t go inactive or end up closed by the issuer.

Check your ReportsIt’s important to check and report any errors found on your credit report. You can get a free copy of your credit report every 12 months upon request from either Equifax, Experian, or TransUnion.

Exterior/Yard Maintenance: You should take special care to ensure your lawn and house exterior are maintained. You need to keep the grass mowed and the leaves racked. When the exterior of your house has a neat appearance, it creates expectations that your house is cared for and regular upkeep is being performed.

Also, it creates further interest in the interior for potential buyers. You should keep clean, well-maintained gutters. You should always avoid allowing your gutters to get overstuffed. A messy exterior can give buyers a negative first impression of your home.

Create an Inviting, Clean Atmosphere: Now, what is one of the first things that potential buyers notice about your house upon entering? If you guessed smell, you’d be correct. Perhaps, you want to incorporate some fall-inspired scents to make your house more welcoming. This time of the year Pumpkin Spice and Apple Cider are some great fall favorites.

Diffusers and plug-in fragrances will help you achieve a more pleasant atmosphere. If you aren’t a big fan of traditional fall scents, pick a more neutral scent. Either way, it is important to create an inviting atmosphere and that starts with a pleasant homey smell.

Autumn Home Decor: When it comes to fall accents in your home décor, you only want to add a few purposeful pieces. Perhaps, you might want to add some fall inspired throw pillows on the couch and in the master bedroom. With home staging, less is often more so be creative yet tasteful in your décor selections.

Backpack Buddies

Hunger doesn’t take weekends off.

The King Team is honored to serve along Backpack Buddies to ensure the students are fed and nourished outside of a school hours.

Our ERA King admin staff recently unloaded a shipment of food for an entire month of bags, packed a week’s of food bags (206 bags) in record time, and packed 80 hygiene bags.

It’s always a great time to give back to your community!
